Will I get a fair Price?

Our market analysis and research will be explained in great detail.  You will know exactly what your net proceeds will be before you make a decision to go with our Guaranteed Sales Program.  Then we will discuss and agree on a marketing plan for you home.  We will work very hard to sell your home quickly to bring you the highest price possible.

How much does it cost?

While there are no up-front expenses, the guaranteed purchase program does cost you, the seller, $975.00 which is paid at the time of closing on your existing home.

What if I receive an offer to less than what I am guaranteed?

You will be guaranteed to net a certain amount from the sale of your home.  Even if your home sells for less, you will still receive the amount you were guaranteed.  Remember, you will know up front the minimum amount you will receive at closing.

Will I have to move twice?

While we can not guarantee you will not have to move twice, we will work diligently to coordinate possession dates that are convenient to you and the buyer of your home.

Why won't my home qualify if it is already listed with another agent?

There is a lot of risk involved in this type of program.  So, for us to be able to provide our guarantee, we must be able to control the marketing of your home. Your current agent may be able to provide a similar program.

Does my home have to be inspected and who pays for it?

We require inspections of your home for general repairs and termites.  We order and pay for these inspections.

How long does the process take?

After you complete the questionnaire supplied by your salesperson, we will call immediately to schedule a brief walk-thru of your home.  Within three business days after the walk-thru, we will complete our research and market analysis and determine whether you home qualifies for the program.

How is the closing handled?

If we purchase your home, the closing will be scheduled for the same day as the new home closing.  Our purchase of your existing home will be a cash purchase and title will be transferred to Homestead Management, LLC.

What if my homes sells?

Most of the homes we guarantee sell before completion of your new home.  The closing is then handled just like a normal transaction.

I'm not building. Can I use the program?

Our program is designed primarily for clients building a new home, but there are some circumstances when a home may qualify.
